The average price of the properties advertised on Imovirtual for sale in Portugal was 395,984€ in May 2022. This represents a stabilisation of 1.2% compared to the previous month, which registered an average price of 391,465€.
In May, the district that stands out with the highest percentage price variation compared to April was Região Autónoma da Madeira with an increase of 4.8%, and 23% compared to May 2021.
In second place is Faro with a percentage price variation compared to the previous month of 2.6%. Santarém, Setúbal and Leiria showed a percentage variation of 2.5%, 2.44% and 2.43% respectively.
The district with the sharpest fall in percentage price variation in comparison to the previous month is Bragança with -11.3%, down from 218,808€ to 194,076€, and Beja with -4% in comparison to April 2022.
Rent | Properties announced
In Portugal, the average price of property advertised on Imovirtual in the rental segment increased by 6.9%, rising from €1,274 in April to €1,362 in May.
Santarém is the district with the highest percentage growth of 23.4% compared to April, rising from 658€ to 812€.
Beja also stands out with a percentage increase of 20%, rising from 500€ in April to 600€ in May, as did Faro with 15.4%, rising from 1,241€ to 1,432€.
In contrast, Évora and Guarda recorded a percentage drop in the average price of property of -13.9% and -8.3% respectively.

For a better analysis of the evolution of average prices, it is important to compare two homologous periods in consecutive years with a quite distinct social reality to understand the felt impact.

Comparing the average price of property ads on Imovirtual in May 2022 with the same period last year, there was a 7.8% increase, rising from €367,201 to €395,984.
The district with the highest percentage variation was Setúbal (23.8%), with the average price rising from €290,235 in the same period last year to €359,233 in May 2022.
The Região Autónoma da Madeira recorded a percentage variation of 23%, rising from 349,926€ to 430,419€.
Bragança is the district with the largest percentage drop in the period under review with -10.8% (from €217,465 in 2021 to €194,076 in 2022).

In the rental segment, there was a sharp increase of 33.9% when comparing the average advertised prices for May 2022 (€1,362) with the same period last year (€1,017).
Faro recorded the highest percentage increase of 73.4% in the average advertised price, with the average monthly rent rising from €826 to €1,432 in May 2022. Viseu also recorded a percentage increase of 64.7% (from €484 to €797) and Bragança, 63.9% (from €366 to €600).
The district which recorded the largest percentage drop was Portalegre with -7.6% (from €382 to €353).
