The average price of the properties advertised on Imovirtual for sale in Portugal was 391,465€ in April 2022. This represents a slight increase of 2.9% compared to the previous month, which registered an average price of 380,558€.
In April, the district with the greatest percentage variation in price variation in relation to March was Lisbon, with a growth of 6.3%.
The district with the greatest fall in percentage price variation in comparison to the previous month, was Castelo Branco with -7.6%, down from 128,450€ to 118,710€. Also, Portalegre showed a decrease of -6.7% compared to March 2022.

In Portugal, the average price of property advertised on Imovirtual in the rental segment increased significantly, with an increase of 19.1%, rising from 1,070€ in March 2022 to 1,274€ in April 2022.
Évora was the district with the highest percentage growth, of 59.1%, compared to March, rising from 650€ to 1,034€.
Guarda also stood out with a percentage increase of 46%, rising from 411€ in March to 600€ in April. Also, Faro showed an increase of 43.8%, from 863€ to 1,241€.
Beja, on the other hand, recorded a percentage drop in the average price of property, with -20.4%, decreasing from 628€ to 500€.

Comparing the average prices of the property ads on Imovirtual in April 2022 with the same period of the previous year, there has been an increase of 11%, rising from 352,565€ to 391,465€.
The district with the highest percentage variation was Évora (26.2%), with the average price rising from 201,872€ in the same period last year, to 254,814€ in 2022.
Setúbal and Região Autónoma da Madeira recorded a percentage variation of 22.4% and 20.3% respectively.
Castelo Branco and Guarda remain the districts with the highest percentage drop in the period under consideration with -5.6% (from 125,700€ in 2021 to 118,710€ in 2022) and -4.8% (from 114,867€ in 2021 to 109,343€ in 2022), respectively.

In April 2022, there was a sharp increase of 28.6%, comparing the average advertised prices for April 2022 (1,274€) with the same period in the previous year (991€).
Évora recorded the highest percentage increase, with 99.8%, in the average advertised price, with the average monthly rent rising from 518€ to 1,034€ in April 2022. Guarda also presented a percentage increase of 62%, and Bragança 59.9%.
The district which recorded the largest percentage drop was Portalegre with -1.8% (from 360€ to 353€).
