The average price of the properties advertised on Imovirtual for sale in Portugal was 367,543€ in November 2021. We witnessed price stability marked by -0.1% compared to the previous month, which recorded an average price of 368,011€.
In November, the district that stands out with the largest increase in percentage price variation compared to October, was Évora with a growth of 1.9%.
In second place is Beja with an increased percentage price variation in comparison to the previous month of 1.8%, with 145,006€ in October and 147,644€ in November. Also, Guarda shows an increase of 1.6% compared to October 2021.
This month, the district with the sharpest fall in price percentage variation compared with the previous month was Viseu with -2.9%, down from 181,743€ to 176,497€.
Rent | Properties announced
In Portugal, the average price of property advertised on Imovirtual in the rental segment shows a slight growth of 2.8% in November compared with October (1,020€ to 1,048€).
Bragança is the district with the highest percentage growth of 24.4% compared to October, rising from 451€ to 561€.
In second place is Guarda with a percentage increase of 19.5%.
On the contrary, Beja shows a percentage drop in the average price of property, with -17.6%.

For a better analysis of the evolution of average prices, it is important to compare two homologous periods in consecutive years with a quite distinct social reality to understand the felt impact.

Comparing the average prices of the property ads on Imovirtual in the month of November 2021 with the same period last year, there was a 6.3% increase, rising from 345,850€ to 367,543€.
The district which recorded the highest percentage variation was, once again, Évora (25.4%), with the average price rising from 203,046€ in the same period last year to 254,696€ in 2021.
The Região Autónoma da Madeira and Setúbal recorded a percentage variation of 17.3% and 13.4% respectively.
Guarda is, again, the district with the largest percentage drop in the period considered, with -1.5% (going from 114,699€ in 2020 to 112,969€ in 2021).
Rentals | Properties announced
In the rental segment, rental prices have been decreasing since 2019, however this month broke that trend with a 5.1% increase, comparing the average advertised prices for the month of November 2021 (1,048€) with the same period of the previous year (997€).
Bragança registered the largest percentage increase of 50% in the average advertised price, with the average monthly rent rising from 374€ to 561€ in November 2021. Guarda also presents a percentage increase of 34.9%, and Portalegre an increase of 23.2%.
The district which recorded the largest percentage drop was Beja with -19.8% (from 615€ to 493€).
